How do I apply for a rental home with Guerin Property Services?
You can apply directly through our online tenant portal. Each listing includes an “Apply Now” link that walks you through the entire process step-by-step. Applications are processed quickly and securely. You’ll receive updates as your application moves through the screening stage.
What does the tenant screening process look like?
We conduct a thorough screening to ensure safe, reliable homes for all tenants. Screening includes employment and income verification, rental history checks, criminal background screening and credit review.
Do you allow pets?
Pet policies vary depending on the specific property and owner preferences. Many of our homes are pet-friendly. Each listing will clearly state whether pets are allowed. If pets are permitted, there may be a pet deposit, a pet fee and monthly pet rent to cover.
When is the security deposit due?
Once you are approved, your security deposit is due immediately to reserve the home. The deposit must be paid before the lease can be finalized and before keys are given. Your security deposit will be returned to you during move-out, less any deductions for damages beyond normal wear and tear.
What happens during move-in?
Once your lease is signed, you will receive instructions for accessing your tenant portal, picking up your keys and submitting your move-in inspection. You’ll also receive a list of important contacts and maintenance procedures.
Do I need renter’s insurance?
Yes. Renter’s insurance is required for all tenants. It protects your belongings and provides liability coverage.
How do I report pre-existing issues?
When you move-in, if you notice any issues, please log them with photos in your owner’s portal. This will protect you from being charged for pre-existing issues at move-out.
How can I pay rent?
We offer convenient online rent payment through your tenant portal. You can pay by bank transfer, credit or debit card or auto-pay.
When is rent due?
Rent is due on the same day each month as specified in your lease agreement. Late fees apply after the grace period ends. Your tenant portal also includes reminders to pay rent, so that you never forget.
What happens if my payment is late?
Late fees are automatically applied, as stated in your lease agreement. If you anticipate that you won’t be able to make your payment, contact us right away. Early communication helps us work with you and avoid further issues.
How do I request maintenance?
All maintenance requests must be submitted through the tenant portal. This ensures fast dispatch and tracking. Emergency issues should be reported immediately by phone.
What qualifies as an emergency?
Examples of emergencies include no air-conditioning on extremely hot days, major water leaks, flooding, electrical hazards, sewage backups or anything that poses immediate danger to your life or the property.
Our full-time repair manager handles most repairs directly and coordinates trusted vendor partners for specialized work. This ensures cost-effective, high-quality repairs for your home.
How quickly are repairs completed?
We prioritize safety and urgency. Emergency issues are addressed immediately. Non-emergency repairs are generally handled within 24-72 hours, depending on contractor availability.
What maintenance am I responsible for as a tenant?
Tenant responsibilities typically include replacing air filters regularly, keeping the home clean and sanitary, reporting maintenance issues promptly, taking care of the lawn, changing light bulbs, avoiding damage due to negligence or misuse, and more.
Your lease will list all tenant obligations clearly.
How do lease renewals work?
Approximately 60-90 days before your lease ends, we will contact you regarding renewal options. We value long-term tenant satisfaction and aim to make the renewal process easy. You will receive renewal terms, updated rent amounts and instructions for signing your new lease.
Can I transfer to another property?
Yes! If you love renting with Guerin Property Services but need a different location or home size, we can help. With properties throughout Austin, San Antonio, Houston, Dallas, Fort Worth, and surrounding areas, we’re often able to help tenants find a better fit within our portfolio.
How do I give notice to move out?
Notice must be submitted in writing 30 days prior to your move-out date. Notices should be submitted through your tenant portal.
What do I need to do before moving out?
We provide a detailed move-out checklist, but general requirements include a thorough cleaning of the home, returning all keys, remotes, and access devices, removing all personal items and trash and completing the move-out inspection documentation.
How do security deposit refunds work?
After move-out and inspection, we process your deposit promptly according to Texas state law. Deductions, if any, will be itemized. Deposits are typically returned within 30 days.
How can I avoid deductions?
To avoid deductions to your security deposit, you must leave the home in the same condition it was received, minus any normal wear and tear.
